Pre-build Stress Test Model

The current S-107 model for testing an uncommitted build proposal's scope, cost assumptions, funding and payment dates.

This is the native model choice for the Pre-build Stress Test. It is supplied through the current S-107 Service Pack with its current Handbook and working files, and is not the retained historical generic Self Build Stress Test Model.

Free Service Pack

A step-by-step Handbook, with the templates and working documents you need to carry out the work it covers yourself. You supply your own project information and records.

Follow the Handbook's scope and stopping points, and obtain independent advice where required. The pack is not project-specific advice or independent sign-off.

What this current model covers

The uncommitted-build boundary

Use this model before an accepted construction order, kit or build deposit, accepted package or materials commitment, or substantive own-labour building work. Land, design, planning, surveys and investigations alone remain pre-build.

Evidence-date position

The model records the proposal's scope, cost assumptions, funding, payment dates, known commitments and evidence gaps at an agreed cut-off. It does not turn an allowance into a quotation or a funding assumption into confirmed finance.

Current resource route

The current workbook is Working Files/Stress Test Model.xlsx inside the S-107 Service Pack below. Its Handbook and retained working files are delivered together under the current identity; the historical generic workbook keeps its separate title, URL, filename and detail key.

A current method-specific resource for S-107 Pre-build Stress Test. It is a working review model, not design, survey, legal, tax, lending, financial-product, programme or specialist advice, and it does not guarantee affordability or completion.
